Fixer-Uppers in Puerto Vallarta

I witnessed the Fixer-Upper market come and go in the U.S. Twenty-five years ago, I bought a house that needed repair and doubled my money with a little hard work. Those days are long gone in the States.

Now I live in Old Town and it is easy to recognize quite a few valuable fixer-upper properties in Puerto Vallarta. There are a lot of beautiful pieces of property overlooking Banderas Bay that could use a good sprucing up.

Consider this: you buy a sweetly located condo that needs work, hire very cheap and competent labor, to end up with a jewel of a home. At the prices available, you might even buy the entire condo building.

Everything is here that you need. Home Depot and many others are easy to get to. Prices and labor are cheap. If you are just a little bit patient, competent workers are everywhere.

Avoid These Common Real Estate Selling Mistakes

Mistake #1 – Incorrect Pricing
Every seller naturally wants to get the most money for his or her product. The most common mistake that causes sellers to get less than they hope for, however, is listing at too high of a price.  Listings reach the greatest proportion of potential buyers shortly after they reach the market.  If a property is dismissed as being overpriced early on, it can result in later price reductions.  Overpriced properties tend to take an unusually long time to sell, and they end up being sold at a lower price than they likely would have had they been priced properly in the first place.

Mistake #2 — Mistaking Re-finance Appraisals for Market Value
Re-finance appraisals can be very encouraging for homeowners, leading them to assume that the appraisal is the amount that they should expect to receive for their property. Lenders often estimate the value of your property higher than it actually is, however, in order to encourage re-financing. The market value of your home could actually be (and often is) lower. Your best bet is to ask your Realtor® for the most recent information regarding property sales in your community. In negotiating for real estate or any other arrangement in Mexico you will find that the Latin side, using more formal courtesy and manners, can be so charming as to disarm your side in the negotiation.

You should use the first meetings in the negotiations to learn and judge the character and personality of the people involved. It is also important to learn to adjust and be compatible with the way business is done in Mexico. Taking the time to learn this information will be of great help later.

Renting a House or Condo in Puerto Vallarta

Renting allows you to try first and then decide.

There are many unique areas in which to live in Mexico. Some folks choose to live within the traditional Mexican villages, more isolated from the Gringo community. Others choose high-security gated communities. Some prefer the energy and hubbub of the downtown areas; others want a more quiet, secluded location.

Some rely on local transportation and others bring their cars with them, allowing more options in choice of location. Some prefer to be down by the beach and others prefer a hillside view. Some even prefer to live in cities like Guadalajara– a city of six million people.

Many people who rent move at least once, if not more, before settling in to their ideal place. Others come down here for a few months and decide they don’t like it and move back to the States or Canada. You may not even want to buy a home and simply choose to rent instead, which is what many North American expatriates do. Rentals can be found by word of mouth, through local newspapers, or by contacting our office.
