Purchasing real estate in Mexico can appear to be a daunting venture. To help you understand the process, this blog provides an overview of buying, selling, and renting real estate in the Puerto Vallarta area. Coming articles will include answers to a number of Frequently Asked Questions that repeatedly come up.
Should I be working with a real estate agent?
Yes, you should. Whether you are buying or selling, you need a real estate agent who listens to you and understands this special marketplace.
I witnessed the Fixer-Upper market come and go in the U.S. Twenty-five years ago, I bought a house that needed repair and doubled my money with a little hard work. Those days are long gone in the States.
Now I live in Old Town and it is easy to recognize quite a few valuable fixer-upper properties in Puerto Vallarta. There are a lot of beautiful pieces of property overlooking Banderas Bay that could use a good sprucing up.
Consider this: you buy a sweetly located condo that needs work, hire very cheap and competent labor, to end up with a jewel of a home. At the prices available, you might even buy the entire condo building.
Everything is here that you need. Home Depot and many others are easy to get to. Prices and labor are cheap. If you are just a little bit patient, competent workers are everywhere.
Mistake #1 – Incorrect Pricing
Every seller naturally wants to get the most money for his or her product. The most common mistake that causes sellers to get less than they hope for, however, is listing at too high of a price. Listings reach the greatest proportion of potential buyers shortly after they reach the market. If a property is dismissed as being overpriced early on, it can result in later price reductions. Overpriced properties tend to take an unusually long time to sell, and they end up being sold at a lower price than they likely would have had they been priced properly in the first place.
Mistake #2 — Mistaking Re-finance Appraisals for Market Value
Re-finance appraisals can be very encouraging for homeowners, leading them to assume that the appraisal is the amount that they should expect to receive for their property. Lenders often estimate the value of your property higher than it actually is, however, in order to encourage re-financing. The market value of your home could actually be (and often is) lower. Your best bet is to ask your Realtor® for the most recent information regarding property sales in your community. This will give you an up-to-date and factually accurate estimate of your property value. Continue reading “Avoid These Common Real Estate Selling Mistakes”

In negotiating for real estate or any other arrangement in Mexico you will find that the Latin side, using more formal courtesy and manners, can be so charming as to disarm your side in the negotiation.
You should use the first meetings in the negotiations to learn and judge the character and personality of the people involved. It is also important to learn to adjust and be compatible with the way business is done in Mexico. Taking the time to learn this information will be of great help later.
Good negotiators want to know the names and titles of their opponents. They also want to know about the other side’s business or personal backgrounds.
There is a hierarchy of power in the group to be used to one’s psychological advantage. The less senior members of the team arrive to do the set up and opening remarks or discussion. The powerful member of the team will make an appearance or speak later.

50,000 Americans and Canadians Live in Puerto Vallarta
You hear the story again and again in Mexico: We went for a visit and ended up buying. There are 500,000 Americans and Canadians who have been lured by the beauty, the serenity and, not least, the prices, to become homeowners in Mexico. One tenth of the Americans and Canadians live in the Puerto Vallarta area.
There are many unique areas in which to live in Mexico. Some folks choose to live within the traditional Mexican villages, more isolated from the Gringo community. Others choose high-security gated communities. Some prefer the energy and hubbub of the downtown areas; others want a more quiet, secluded location.
Some rely on local transportation and others bring their cars with them, allowing more options in choice of location. Some prefer to be down by the beach and others prefer a hillside view. Some even prefer to live in cities like Guadalajara– a city of six million people.
Many people who rent move at least once, if not more, before settling in to their ideal place. Others come down here for a few months and decide they don’t like it and move back to the States or Canada. You may not even want to buy a home and simply choose to rent instead, which is what many North American expatriates do. Rentals can be found by word of mouth, through local newspapers, or by contacting our office.
In today’s competitive real estate market, timing is critical. Many good deals are sold before they are ever advertised or get on MLS.

Puerto Vallarta’s first and only one-stop real estate shop.
“Real estate gives me the ability to use my financial planning skills when I help someone buy, sell, or rent a home,” explains Puerto Vallarta-based real estate agent Rick Slatton.
That approach gives Slatton an advantage over more traditionally-focused agents. “I think there are agents who sell,” he explains. “I don’t sell. For me, it is my job to sort out what my clients really want and afford, and to help them find it. With buyers, that means making sure they find a house they’ll enjoy, rather than just trying to make a sale.”
